We advise all guests to read the terms and conditions to avoid any misunderstandings in the future.
Terms of Booking & Booking Deposit – La Gautrais
By placing a booking with us (the property owner /his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out and during your stay you agree to abide by the conditions as set-out.
If you have any questions about booking with us, please contact us before making a booking.
To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests is 4 people, one in the ground floor bedroom, one in the single first floor bedroom and 2 in the double room.
Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking will be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission. If any more than 4 guests are present at the property the landlord/owner reserves the right to evict the tenant without the return of letting fees should they break the maximum occupancy clause.
There are no children allowed at the property.
Rental Payments
For bookings made more than 6 weeks before arrival, a deposit of 25% of the total cost of the holiday is required. This must be paid 6 weeks before the holiday commences. For bookings made less than 6 weeks before arrival, the total amount must be paid when the booking is made. If the guest fails to pay the balance the booking may be cancelled and the deposit retained.

Although we do not anticipate any costing errors on the conformation invoice, should there be an obviously incorrect price shown then we will issue s new invoice and will not be bound by the price shown on the incorrect invoice.
The balance of the booking will need to be placed 4 weeks prior to arrival.
Damage deposit
A deposit of £500.00 will be taken at the time the booking is made in the case of damage to the property and will need to have cleared in our bank at the same time as the property deposit . The deposit is separate to the cost of the holiday rental or any deposits to be paid to secure the property. Refunds will be made when the guests have left the property and it has been assessed by our representative who will report any damage. This should occur within 2 days of you leaving the property and the deposit will be returned to you within 7 - 10 working days. You will need to provide us with your banking details in order for the transfer to be made.
Cancellation, Returned Deposit & Non-Arrival Conditions
Guests who need to cancel a booking should contact us as soon as possible. Deposits already paid are only returned in accordance with the following conditions;
Cancellation made 15 days or more in advance of arrival date = Full deposit refund
Cancellation made 14 days or less of arrival date = 50% of deposit refund
Cancellation made 48hrs or less of arrival date = No refund issued, full amount of booking due
Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their deposit paid and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
If the property is able to be relet then the deposit will be reimbursed less a £50.00 handling fee.
Keys
You will be provided with one set of keys and the key collection instructions will be sent to the lead guest’s email. The keys will be provided in a key safe located on the left hand side of the entrance door. Always return the keys to the key safe when you go out or at the end of the tenancy.
Use of the property
The tenant should use the property for the purposes of a private holiday residence for a maximum of the persons agreed and not for any other purpose, or improper imoral or illegal.
Behaviour
Once a booking is confirmed it cannot be changed by you, unless agreed by the owner.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners. This includes loud music particularly modern bass related music.
Further, if it is reasonably suspected that the Guest is breaking the law then the rental agreement is also terminated with no refund.
Check-in & Check-out
Guests must check-in and check-out by the times stated below;
Check-in by: 14:00pm and before 19:00pm on day of arrival
Check-out by: 11:00am on day of departure
When guests leave the property either for a day out or at check-out they should:
Ensure that all windows are closed
When going out for the day guests should ensure the roof windows are closed sufficiently so as not to allow any wind-blown rain ingress.
Window shutters should be securely fixed in the secure housings
All guest should leave the property in good order and in a clean condition. Failure to do so will incur additional cleaning charges depending on the time and cleaning required.
When leaving the property return the key to the key safe at the side of the door.
Holiday Insurance
The guest should take out a holiday insurance policy which includes cancellation prior to their stay.
Force Majeure
The landlord will not be liable or accountable for any unforeseen situations or
unforeseen circumstances.
This may be such situations as freak weather conditions, local or national strikes,
French government disputes etc or anything out of the ordinary which affect your travel plans and date of arrival.
Safety and fire
For the personal safety of the Guest, smoke detectors, fire blanket and fire extinguishers have been provided. Smoke detectors are a legal requirement in France and the guest is strongly advised to not tamper with them i.e., remove the battery/deactivate them. This will invalidate the Homeowners insurance in the event of a fire.
Fire- In the event of a fire, all members from the entire house, apartment and gite must be evacuated immediately and as safely as possible, in the car park of the house, unless unsafe then all should meet outside the gates. If it is a small fire and the Guest feels able, they can use the fire extinguisher/fire blanket provided, however, they should not put their safety at risk.
Liability
The Homeowner cannot be held responsible for wild animals and insects that may enter the gite or house. If a guest notices an infestation issue, they should notify the Homeowner immediately. The property is located in Normandy farming country and there are flies particularly in Summer. The guest is encouraged to close doors, however, windows can be opened because there is fly netting provided.
Power adapters
Please be aware that some cheaper electrical plug adapters can heat up to a high temperature and can become dangerous. Do not leave them in for an excessive amount of time.
WiFi Fair & Appropriate Usage Policy
Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads.
Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.
The internet is provided by way of a Starlink system which has a modem in the property on the wall. Please do not take this out of its cradle, tamper with any settings or unplug the system. Any damage will be the responsibility of the lead guest. Any issues can be rectified remotely in the first instance and we ask that you contact us by email and we will endevour to do this via our remote app.
Damages & Lost Property
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings, but also to the external areas of the property. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys / fobs / access cards will incur a replacement charge per key / fob / card lost.
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.
Smoking and vaping
Smoking of any tobacco products including, but not limited to cigarettes, pipes, cigars, snuff or chewing tobacco, is not allowed. Vaping is also not allowed. If any smoke or residual smells of smoke are detected in the property there will be a cleaning change of £200.00 which will be taken off the deposit. This is charged because other guests will not want the smell of smoke to ruin their holiday and cleaning may include carpets. Rooms may also require a deep clean. There is no smoking outside the property however guests may smoke in the garden.
If the guest smokes outside we do not want to see cigarette stubs on the ground or anywhere on the property. An additional charge will be made to clean any cigarette ends.
Pets & Service Dogs
We do not accept pets throughout the accommodation.
Parking
Where on-site parking is provided guests accept that they park their vehicles at their own risk.
Services
There is no daily housekeeping service. You will have to bring your own towels. The bed sheets are changed at the change over.
The garden
The garden contains some fruits which the Guest may pick for personal use in the gite. A note of caution, many mushrooms and toadstools appear notably in the autumn. The majority are poisonous, and the Guest should always consider this. Common sense must prevail in washing all items picked for consumption from the garden. The Homeowner is not liable for any upset or illness by the Guest consuming anything from the garden
Miscellaneous
Fireworks, Chinese lanterns, firepits, candles and portable bbqs are prohibited.
Sewerage – Septic tank
The house is supplied by mains water but the gite sewerage is provided by a septic tank. Guests must use the toilet paper provided and not flush other larger things down it such as sanitary items. A blocked system due to misuse will have to be paid for by the guest. The kitchen sink is also on the fosse system, so food particles and oil must not go down the sink.
Heating
The heating is electric and is provided in the bedrooms. The kitchen living space is heated by a portable heater. Please do not leave the heaters on all night or during the day unless you are using the space.
Satellite TV
The property is provided by a TV which has free to air channels accessed by a satellite. Some channels are locked and there are other channels which cannot be received by the satellite.
Coffee maker
There is a coffee maker in the property which is for your use. There are also some free to use coffee pods.
Accessibility Statement
The property has one threshold at the entrance door and rubber inserts are provided to help wheelchairs over this.
There is a code locked door which is the party wall between properties. This will be locked and will only be used when change overs are being made.
Your Personal Details & Privacy
We are required to keep a register of guests who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if they are non-British, Irish or Commonwealth guests. This is in accordance with the (Immigration (Hotel records) Order 1972). These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation) [which came into force on May 2018].
Our policy surrounding the personal details you provide as part of any booking or enquiry through this website / or third party website, including the privacy of those details are explained and set out in our Privacy Policy which you can read here.
You accept that any entries you make to an on-site guest book, if available, will not contain personal information or details you would not want disclosed. Any entries containing personal details that may fall into the DPA and GDPR may be removed and destroyed.
Our Right To Cancellation
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.

Complaints
If you are not entirely satisfied with the property and facilities we apologise in advance and would ask you to inform us within 24-hours of your arrival. This gives us adequate time for the matter to be addressed or rectified if possible. It is often extremely difficult and sometimes impossible to adequately resolve difficulties unless we are promptly notified.
If any complain cannot be resolved during your stay please write to us with full details to our email address within 14 days of your departure. We will try to respond to your complaint within 14 days.
